Located in the hills above Nice, in a secure gated residence community, this luxurious villa is the perfect place for a family vacation, for up to 10 persons. With 4-5 air-conditioned bedrooms, fully equipped kitchen, HD home theater, large garden, private pool and spa/jacuzzi, terraces, and everything you will need or want for a pleasant stay among family and friends. Great location, near from the center of Nice, 5 km away from the sea.

 With about 270 sq. meters, on three levels, the villa, which is accessed through remote-controlled electric gates, features on the ground floor a large and bright 70 m² Living room comfortably furnished, with a baby grand piano and a flat panel TV (HD, with French channels as well as Netflix).  From there, you access the Dining room with large windows overlooking the sea, and a fully equipped Kitchen (American refrigerator, oven, microwave oven, dishwasher, induction plates, coffee maker (regular+Nespresso), etc.) with a counter and seating area.

You go out directly onto the veranda and the terrace, to access the pool and the spa, overlooking the sea.

A small hallway leads to the Guest room (double bed) with bathroom, and the lower floor.  Behind the stairs to the upper floor, you’ll find a powder room.  

The house is equipped with hi-speed internet access/wi-fi, ethernet connection taken throughout the house. There is a fireplace in  the living room, but I guess you won’t be needing it very much in the summer. While all the bedrooms have reversible air conditioning, the other rooms, the living room/dining room, etc. do not. 

On the upper floor, a Master bedroom with a double bed and en-suite bathroom, and a 2nd bedroom with a double bed and a shower room share a 10 m² balcony overlooking the garden and the sea.  All is comfortable, with air conditioning, and decorated with care.

On the lower floor, you’ll find the Family Suite, a long room with a double bed on one side and two single beds on the other, separated by heavy curtain and hanging Japanese screens, with a complete bathroom/toilet. This space is distributed in three sections with a common seating area between the two bedrooms – ideal for families with children.  A corridor leads to a soundproof Movie theater  (HD) and a Laundry room with a washing machine and dryer.

The property and the villa are ideal for 8 to 10 people (with children 5 and up).

Outside, you’ll enjoy a beautiful private 1000 m² landscaped Garden with numerous olive trees, with no vis-à-vis, grassed and wooded, a beautiful 50 m² (10×5 m) pool with terrace, Spa-jacuzzi, Summer kitchen equipped with a small fridge, a double hotplate and a sink.  Barbecue (gas), garden furniture.  Ping-pong table.  Parking space available for several cars — two cars can easily be parked inside the property while more cars can be parked in the visitor’s parking that is just outside the property but inside the date community.

The place is very quiet, very private and offers superb views of the sea from everywhere.

There is a large public park (Parc d’Estienne d’Orves) ideal for jogging and relaxing, with a children playground just outside the residence. Sea and beaches are only 5 km away.

The main Nice train  station us 5 km away while the airport is about 10 km.

The city center or the old town are only a 10-minute drive away.
